Open House Obsession: Swim Every Day in Your Own Heated Pool $3.795M
Where: 212 Edgewood Avenue, Parnassus Heights
When: Sunday, December 8 from 2:00pm to 4:00pm
What: An extensively remodeled, 5-bed, 2.5-bath Arts & Crafts house on one the loveliest and least traveled streets in San Francisco:
"Gracious" is a good word to describe the house. "Wow" probably best describes the long, heated swimming pool that dominates the back yard:
The living room opens to a wide deck facing the view. We love the simple Venetian plaster treatment around the fireplace (the painting, not so much.)
The big kitchen/sitting room with a fireplace:
Off the master bedroom, a private deck with a view downtown and the East Bay, and looking down on the pool:
Downside: There's only one bath serving the four upstairs bedrooms, so a potential buyer may have to factor in renovations to make a new master suite with a new bath and additional closets and potentially losing a bedroom in the process. The fourth "bedroom" is on the attic level and will probably require a sprinkler system or fire escape for compliance. Plus there are potential "issues" in the future with a few tons of water uphill of your neighbors.
Upside: Besides having a heated pool and killer views? Location. Edgewood Avenue is both idyllic and surprisingly wide, and nestled into the Sutro Forest. The double dead-end is lined with handsome vintage houses like this grand Arts & Crafts gem we looked a few months ago– there are also a few Modernist houses and some spectacular old trees. For a drive-by, there's a perfect, untouched c.1934 Richard Neutra house just down the hill at 90 Woodland Avenue.
