Real Estate Report: Hard-Edged Duplex in Venice, $1.295MAuthor:Philip Ferrato
Venice is full of quirky buildings, and a design lab for for artists and architects for decades. Here’s a two-unit building that could easily serve as a house and studio/office, for sale for $1.295M.
The Basics: Two 1-bedroom units, the front unit with 2.5 baths and a roof deck, the rear with one bedroom and 1 bath. There’s a four car garage and additional parking for two more cars. Built in 1978 but remodeled in the past few years. Not So Basic: Not your usual remodel, this one’s taken a cue from many Venice houses and incorporated industrial finishes and details. In this case, there are three roll-up garage doors in the various spaces. Along with sleek, expensive kitchens.
And the baths are big and equally hard-edged. Above, a “wet room” incorporating the tub into an enclosed shower. Below, the main living space is an open loft, with drywall and chipboard for walls and green-stained plywood for cabinet details. The gas fireplaces are set at seated eye-level; stones replace the fake logs and the fireboxes are reflective.
We’re not going to say it’s haunted, but one can only wonder why this stylish place has been on the market since 2006. Maybe it’s the gritty neighborhood, although that doesn’t usually deter people who want to live in Venice, and this house has that combination of luxury finishes and edgy design that people move to Venice for.
