Real Estate Report: In Noe Valley, A Stylish Top-Floor Flat, Room For LettuceAuthor:Philip Ferrato
Sometimes, when the listing says “designer-owned”, you’re in for trouble. When the designer is Chloe Warner, you’re in for an very pleasant surprise.
The Basics: A two-bedroom, one-bath flat in San Francisco’s Noe Valley with two sitting rooms and an open kitchen/dining room, plus two decks, a finished attic office, an in-unit laundry and a garage, asking $849K.
Not So Basic: Not all flats are created equal. Not all owners have the talents of Chloe Warner of Redmond Aldrich Design, and not all flats are on historic Dolores Street, one of San Francisco’s prettiest, with its palm-lined median, flocks of parrots and great views. We’re loving the deck with its planting boxes off the immaculate open kitchen, below. Especially since most of the appliances are tucked away:
Out front, the classic San Francisco flat with a shared deck over the garage. Inside, patterned floors, patterned walls, and taxidermy. Spiral stairs up to the attic office and another deck:
Above, what had once been the flat’s dining room is now a sitting room with media in the built-in sideboard. While some people would be afraid to paint over the vintage stained woodwork, Chloe’s not. Most of that old woodwork is usually not worth refinishing— historically it tends to be ordinary stuff with very heavy dark stains and shellac. Below, the original living room’s been repurposed as a library with simple shelving and books organized by color:
The flat was published in Domino last year. The light fixtures are included, they taxidermy’s not. Check out the realtor’s dedicated site below for more images of this great flat.
