Sometimes, we wonder if it’s possible to have too many things in black frames. Otherwise, this is a swell little apartment with great views, in a classic, vintage building.
The Basics: A renovated 1-bed, 1-bath condominium apartment in San Francisco’s Russian Hill neighborhood, asking $725K. Leased parking in the building is $265 a month in addition to HOAs of $501.
Not So Basic: The pale red building dates to 1928, aimed at a then-emerging market of single persons and couples. Designed by architect Henry C. Smith, it has twenty-four high-ceilinged units, all one-bedrooms. Some of them have been renovated, like this one, and some are wrecks— the same realtor has another unit on the same floor for $50K less with no pictures of the interior, just the amazing views. No word on whether the two units are combinable.
It’s actually not so little— arranged around the big living room are smaller spaces— a foyer (above) plus other spaces, like a walk-in closet that a lot of people in the building seem to use as an office. Plus three small adjoining spaces- the renovated kitchen (not shown), a dining area, and a cozy sunroom with wide-open views:

The building is set high above the street in the northwest corner of Russian Hill. One of the things like we like best is the five short blocks to Fort Mason and Aquatic Park. Plus if you feel compelled to go to Chestnut Street, that’s not far either. Let’s just call it Marina-adjacent. The condo is at the top left in the picture below:
Along with the views of the Golden Gate and Marin, you’ll have two years of America’s Cup trials and preliminary races to watch. There’s also a roof deck for tenants.
