Real Estate Report: Perfect Houses for 2012’s Holiday Entertaining, No. 7 is in Carpinteria

Last week we had a look at places we’d gladly to move to for next year’s holiday celebrations, entertaining-ready houses that might not be under the tree this year but can still go on your wish list. Today, we’re on the beach in Carpinteria just south of Santa Barbara, where for almost $15M, there’s room for everyone’s kayak on New Year’s Eve.

The Basics:  A 6-bed, 6-bath, renovated but old-school 1940’s beachfront “cottage” on an acre of land in Carpinteria, asking $14.975M. The property includes a lap pool and spa and parking for everyone’s cars— and a flotilla of kayaks— in addition to a tennis court and guest house.

Not So Basic: It the epitome of wide-open California living from the last century. While we’d quibble with some of the decor choices, the site is unbeatable, the house is open-armed and welcoming. We might tear out the tennis and put in an organic vegetable garden:

We can’t think of a better place to ring in the New Year, bundled up and fortified with a few bottles of a good non-vintage Champagne:
