What: A 3-bed, 3-bath condo on two levels, with a double-height living room. There’s an open mezzanine looking over the living room and Mission Creek plu a small home office just off the kitchen that leads to a large laundry room/pantry. There’s an entrance to the unit from the building and garage, and another with a narrow patio directly on the park. HOA dues of $663 a month.
What We Like: It’s hard not to like a condo with a double-height living room, but there’s the open layout on the first floor, which includes a bedroom and full bath behind the kitchen– which could make a great playroom if you’ve got kids, close to kitchen/office/laundry’s central location. The master suite plus another bedroom and full bath are on the second level. The quiet location away from traffic is a plus, and we like the houselike feeling– even though there’s a full-on condo building with amenities just through the door– and the southern exposure.
Mission Creek is more like a canal, once lined with wharves and railroad sidings that handled freight arriving by boat. That’s mostly gone, and the water quality has been improved as well. It’s close enough to CalTrans and the ballpark to walk but far enough to be out of the fray and could be a nice bike ride if you work in Mission Bay or Soma, and while it comes with 1-car parking, it’s a great location for alternative transport.
Downside: The condo was on the market for three months in mid-2012 and did not sell, even with a price reduction. While this location may seem ideal for some people, it’s not especially “San Franciscan” and there’s a tremendous amount of construction going on at sites just across Mission Creek. The windows and drywall details aren’t especially great- although the kitchens and baths are well-done– and some people are just tired of granite. The current owners paid $1.71M for the unit in 2006.
