Open House Obsession: A Hillside House With Mountain & Ocean Views by Nicoló Bini, $3.995MAuthor:Philip Ferrato

What: A 3-bed, 3-bath house and abutting state lands with a view of Temescal Canyon and the Pacific Ocean, on the market 11 days and asking $3.995M. Architect Nicoló Bini renovated it about six years ago for Los Angeles developer Rob Leff– and CH + D published it soon afterwards. Bini designed every aspect of the house, along with custom furniture, and you can see the project as originally finished here. While the house has changed owners (and furniture) a few times since, the architect’s transformation remains intact.
Below, the entry from the driveway and the interior, with stairs going down to the bedrooms. Ahead, and left, the media room and to the right, the living/dining area. Although it’s barely visible in the photo, the media room can be closed off by plate glass doors and a fixed transom, all with minimally visible hardware.
Are we still in California? With it’s thick white walls and medium-light wood finishes, the house reminds us of a luxe weekend cabin in the foothills of the Italian Alps. The kitchen is open to the dining area, with counters that can serve as bar and buffet:
The bedrooms are great, but they’re just bedrooms. On the other hand, this is the master bath– the size of a studio apartment:
Downside: Next to a wilderness area, there’s the risk of an occasional coyote visit, and there’s no pool.
