Santa Monica is a tough town to build in. Strict building codes, height limits, and a citizenry famed for opposing change make any new rental community stand out. The recently completed Sway Santa Monica, combining high design and tenant amenities with a pedestrian-friendly location two blocks from the new Expo Line, is cause for celebration. With a mix of 122 units ranging upwards from $3,200 per month, the project is built around a pool-centered courtyard with what will be one of LA’s most expansive indoor walls. Still growing in, this leafy vertical landscape isn’t just decorative, it will help keep the interiors cool.
Tenant amenities include a gym plus a pebble-tec swimming pool and spa, all ajdacent to an extensive suite of lounge spaces indoors and out.
The Team: With chic interiors and tenant amenity spaces curated by Studio Collective, Sway Santa Monica was designed by Cuningham Group Architecture and developed by Alliance Residential. Below, exterior finishes look back to the beachfront town’s Art Deco/Moderne past. Because of recent height limitations passed in Santa Monica, Sway may be the last 5-story residential project built, ratcheting up scarcity in an already tight market.
