Open House Report, SF Edition: 5 Can’t-Miss Condo Showings this Weekend
Author:Philip FerratoLooking at real estate? Here are four condominiums (and one tenancy-in-common) to visit this weekend. Priced from $349K to $1.699M, all interesting from a design point of view, in a variety of neighborhoods, and classically San Franciscan.
333 First Street, #1104, SOMA, $799K (pictured above)
With great views of downtown, this c. 2004 condo is competing with newer developments in the area and being offered for $121K less than its sale price in 2005. Although there’s new construction planned around the Transbay Terminal, the views will probably remain open, and the 2-bed, 2-bath unit has an updated, windowed kitchen, 1-car deeded parking. HOAs of $735 a month include a fitness room and indoor pool. Open Sunday, February 21 from 2:00pm to 4:00pm
74 New Montgomery Street, #503, Yerba Buena, $514K
A great deal for parents whose kid is a student at the Academy of Art University nearby, considering how expensive their dorms are. A 1-bed, 1-bath unit in a renovated 1914 building with some attractive details, like the grey Venetian plaster wall (above) in the living room, a mega-refrigerator in the sleek kitchen, and views from the roof deck. Plus a short walk to SFMOMA or the Embarcadero. No parking, HOAs of $711 a month. Open Sunday, February 21 from 2:00pm to 4:00pm
630 Leavenworth Street, Garden Unit, Tenderloin, $349K
Although the notion that the airshaft at the back of a building is a “garden” is laughable, the renovation of the 1-bed, 2-bath unit— in a 7-unit tenancy-in-common— looks good. The “garden” above is great for collectors of low-light plants, but at least it’s all fresh and new, and the HOAs are $289 a month with leased parking at $250. Open Sunday, February 21 from 2:00pm to 3:30pm
235 Berry Street, South Beach, $1.195M
Facing south and directly on Mission Creek, this 3-bed, 3-bath, 2-level condominium has a double-height living room (above) plus a patio and private entry on the creek’s pedestrian walkway. A short walk to the ballpark and the tech firms in Mission Bay, with deeded 1-car parking and the usual new condo amenities like a concierge and gym. HOAs of $605 a month. Open Saturday February 20 and Sunday February 21, 2:00p to 4:00pm
482 Liberty Street, Dolores Heights, $1.699M
In a sleek moderne building, this 3-bed, 2.5-bath condominium was recently renovated and has great views across San Francisco, plus two terraces, with an open floor plan including a den, a master suite with a sitting area plus two more bedrooms. One of very few Streamline Moderne buildings in San Francisco, the 2-unit building is on a cul-de-sac at the Liberty Street Steps, and whoever built this in 1941 was dreaming of the South of France. On the top two floors with a private entrance, 1-car parking, and HOAs of $300 a month. Open Saturday February 20 and Sunday February 21, 2:00p to 4:00pm
