Actually, the most important part of our criteria for this was having more than just one bathroom. Two flats are in the inner Mission, an historic and rapidly gentrifying neighborhood, and one is the loosely-bordered Irving neighborhood of the Inner Sunset.

376 Folsom Street, Inner Mission, $789K
In a 2-unit TIC, this sleek top floor 3-bed, 2-bath flat in a renovated c.1916 building has just about everything you could need, including a 1-car garage. Two decks, plus a shared garden. We like the glass tile backsplash in the kitchen, plus it can be tough to find a 2-bath flat in the Mission in any state of renovation. The lower unit is open as well— they just came on the market today. Open Sunday, April 15 from 2:00 p.m. to 4:00 p.m.

1029 Treat Avenue, Inner Mission, $699K
In a classic Edwardian, this 3-bed, 1.5-bath TIC flat has been given the once-over and a lot of white paint. We’ll say they’re shaving things close, calling it a 3-bedroom— two of the “bedrooms” look suspiciously like parlors with a wide pocket door between them. Love the kitchen’s potential, although the current owners have put their refrigerator in front of a door. The top floor flat looks out onto a shared garden which the agent is calling “old-growth” and we’ll just call overgrown. 1-car tandem parking. HOA dues of $116 a month and worth a visit, if only for comparison shopping. Open Sunday, April 15 from 2:00 p.m. to 4:00 p.m.

1325 Tenth Avenue, Inner Sunset, $849K
This 2-bed, 2-bath condominium may sound expensive, but it’s in a neighborhood where apartments don’t come on the market often. This part of the Inner Sunset, sometimes known as “Irving” is tough to park in, so chances are you haven’t driven there, and this unit includes a parking space. Very family-friendly, with neighborhood services and restaurants, plus an Arizmendi Co-Op and a great Sunday farmer’s market a few blocks away. HOAs of $250 a month. We’re not crazy out the anodized aluminum replacement windows, but that’s an easy change for the future. Open Sunday, April 15 from 1:00 p.m. to 5:00 p.m.
